For most of the summer, the club side of Tiburón has been the quiet side. The Ritz-Carlton hotel closed its lobby, its guestrooms, and part of its dining program in mid-May for the first comprehensive reimagining of the property in a generation, while the golf course, the Reservoir waterpark, Ría, and the Mouratoglou courts kept running for members and homeowners. That inversion ends in a matter of weeks. What is unusual about this fall is not any one debut. It is the way three separate calendars, the resort's, the LPGA's, and Mercato's, all land inside the same eight-week window.
The Renovation Closes the Same Month the Tournaments Arrive
The Ritz-Carlton Naples, Tiburón is undergoing renovation from May 17, 2026 to September 27, 2026. That is the operative date for anyone living inside the gate: the hotel side has been in construction all summer, and it reopens weeks before the tournament tents go up on the driving range.
The comprehensive project will fundamentally elevate the guest experience, highlighted by a redesign of the resort's food and beverage offerings with two innovative new culinary concepts. The resort will unveil a sophisticated new design across its guestrooms, suites, lobby, and the newest meeting space, Swaying Palm, all debuting in Fall 2026. The design work is being led by Parker Torres Design, following their work at Tiburón's sister resort, The Ritz-Carlton, Naples. The event space is the largest single addition: Swaying Palm is a 2,700-square-foot meeting and event space with panoramic views of the golf course, built to cater to corporate retreats, weddings, and milestone events.
What matters for a resident planning around the noise is what did not shut down. Through the entire renovation window, guests maintained full access to the property's premier amenities, including the family-friendly Reservoir waterpark, championship play at Tiburón Golf Club, world-class instruction at the Mouratoglou Tennis Center, and dining at poolside Latin American restaurant, Ría. Two Tournaments, Ten Days Apart, on the Same Course
Tournament season at Tiburón is not new. The compression is. Tiburón Golf Club hosts the LPGA CME Group Tour Championship, the Grant Thornton Invitational, and The Chubb Classic. Two of those three land inside a three-week stretch this year.
The CME Group Tour Championship comes first. The dates are November 19 through November 22, 2026, at Tiburón Golf Club, and it is the grand finale of the LPGA Tour season, played at Tiburón at The Ritz-Carlton Golf Resort. Whether the field arrives to a fully reopened hotel or a still-settling one depends on how tight the September finish holds, which is worth watching if you have out-of-town guests booked around the event.
The Grant Thornton Invitational follows two weeks later. It runs December 7 through 13, 2026, at Tiburón Golf Club and The Ritz-Carlton Naples, Tiburón, bringing 16 LPGA and 16 PGA TOUR players to Southwest Florida for a week of competition and family activities. The format is unusual enough to draw a national audience: a mixed-team Challenge Season event with 16 LPGA and 16 PGA TOUR players competing together for equal prize money of $4 million, with nine hours of live coverage on Golf Channel and NBC.
Then the concert. The 7th annual Live Fest concert returns to Tiburón Golf Club and The Ritz-Carlton Naples, Tiburón on Saturday, December 12 from 5 PM to 10 PM, held outdoors on the Tiburón Driving Range. For a homeowner, that is the single evening most likely to affect access, sound, and parking within a mile of the gate.
One thing worth holding in mind about the golf itself:
The Gold Course opened in 1998 and the Black Course opened in 2001. Both play to a par of 72. The Gold Course can play as long as 7,382 yards, while the Black Course can play up to 6,949 yards from the championship tees.
Both are Greg Norman designs, and Tiburón is a Certified Audubon Cooperative Sanctuary. When televised coverage cuts to the property in November and December, that Audubon certification is why the corridors and water hazards look the way they do on camera.
The Mercato Piazza Finished Its Own Renovation First
The other calendar that matters this fall is a mile north of the gate. Mercato spent last summer on its own construction project, and the timing turned out to be a gift to anyone hosting friends during tournament week.
Mercato broke ground on July 23 on its Piazza expansion and creation of an entertainment hub in the center of the mixed-use development. The project triples the size of the central Piazza along Strada Place. The goal is a more connected, pedestrian-friendly environment. The old footprint was small. The existing 3,000-square-foot Piazza extended from the former Bravo Italian Kitchen to Narrative Coffee Roasters on its southern side. Its new northern side extends from Beeline to Tommy Bahama. A permanent covered performance stage sits in the area in front of Narrative coffee shop and Waxin's restaurant and bar.
The dining lineup around that new Piazza has turned over faster than most residents realize. A quick scan of what actually opened, and where:
- Violi. A 300-seat Greek restaurant from DineAmic Hospitality, opened November 10 at Mercato's expanded Piazza in North Naples. The address is 9110 Strada Place, Suite 6145, and the opening coincided with the reopening of the expanded Piazza with a live stage and more outdoor seating.
- Shake Shack. Opened February 20, 2026 at 10:30 a.m. at Mercato. The location is 9105 Strada Place, Suite 3135, a retail unit that most recently hosted the Hand & Harvest Artisan Market.
- Taberna Burntwood, Waxin's, Beeline. Burntwood Tavern morphed into Taberna Burntwood, Waxin's opened its Swedish-American restaurant next door, and Beeline cocktail lounge launched across the street.

Reading the Calendar as a Resident
Put the three calendars next to each other and a working plan writes itself. From now through the end of September, the club side is the reliable side, and the hotel is still finishing. In October and early November, the resort settles into its new configuration and the tournament infrastructure begins to appear. From November 19 through December 13, expect additional traffic on Vanderbilt Beach Road and Airport-Pulling around the two tournaments, with the tightest single evening being Live Fest on Saturday, December 12. Reservations at the new Mercato tenants during those weeks will move faster than in a normal December.

This is the first fall in a while where the property next door reintroduces itself at the same moment national television crews arrive to broadcast the course. Between those two events, the retail corridor a mile away finished its own reset.
